There are three reasons a property sells:

  1. Price 
  2. Condition

  3. Realtor
  • Price and condition: You control these. The right price can only be determined by a well-researched market evaluation. As a home seller, you need to be informed about similar properties that have recently sold and those that are currently on the market in your particular area.

  • When you are selling your home, first impressions mean everything. We live in our homes one way, we market them in another. The  following are some general hints and checklists which are  
    cost-effective and will pay you back many times in buyer interest.
General Impressions
House exterior is in good repair
Garage is clean and in good order

Any broken windows are replaced

Gutters, downspouts, and soffits are in good repair

First Impressions

Lawns are cut, leaves are raked, shrubs and hedges trimmed, flower beds and gardens are well kept

Sidewalks and driveways are clear with snow and ice removed if needed

Front door and porch are clean and freshly painted

Interior—General

Clean or newly painted walls make the best impression

Doors should not “drag” on the floor when opened
All lights should be working with the maximum wattage used for each fixture and turned on, even for a daylight showing
Drapes or blinds should be open

Carpets, floors, hallways, and stairs should be clean and clear

Box up as many seldom used items that you can, rent a storage locker if necessary, and make each room, closet, and storage area as uncluttered as possible

Kitchen
Counter tops clean and cleared of most unnecessary items, yet not stark
Small appliances stored
Major appliances clean and refrigerator front uncluttered
Sinks clean and clear of dishes
Bathrooms
Counter tops clean and clear of clutter
Mirrors clean and polished
Fixtures in good repair and clean in appearance
Towels clean and matching
A Home That Welcomes Buyers has
All lights turned on, even during a daytime showing
No hint of odors that may offend
Comfortable temperature in any season
Background music playing softly
